Columns and beams, or brick walls: what is the difference?
In a house with columns and beams, concrete pillars and beams hold up the roof and the brick walls only fill in between - most builders build this way in DHA and Bahria. In a house with brick walls there are no pillars: thick brick walls hold up the roof. Columns and beams take more steel and cement, so they cost more, and a house of 3 floors always needs them.
What is a grey structure?
The house without its finishing: foundation, pillars, beams, roof, brick walls, plaster and the pipes and wires inside the walls. Tiles, paint, doors, bathrooms and the kitchen come after, in the finishing.
What is the covered area?
The floor area of every floor added together, plus the stair room on the roof. A house does not cover the whole plot: by law and by design some of it stays open in front and at the back.
