How to Check a Plot in Islamabad or Rawalpindi from Abroad
You can check a plot in Islamabad or Rawalpindi from abroad in two parts. First the official checks: the society's approval, on CDA's or RDA's own list or, for a DHA Islamabad scheme, from DHA itself; CDA's online property verification for Islamabad; and the society's own office for the file. Then the plot itself on Jaidad Finder's live satellite map: find it by society, block and number, and see the same ground in dated photos since 2014. Pay once every check agrees.

Is the society approved?
In Islamabad, the Capital Development Authority (CDA) lists the private housing schemes it has approved: cda.gov.pk/housing-schemes. In Rawalpindi, the Rawalpindi Development Authority (RDA) lists the housing societies it has approved: rda.gop.pk/private-housing-schemes.

Match the exact name and phase on the file, because an approval is for the scheme and phase the list names. On CDA's list, look for both the layout plan (LOP) approved and the NOC issued: the NOC is CDA's go-ahead for development and the sale of plots.
DHA Margalla Enclave, DHA Margalla Orchards, DHA Phase 4 River View North, DHA Phase 4 River View South and DHA Phase 5 Islamabad are DHA Islamabad schemes: DHA approves its own schemes under the DHA Islamabad Act 2013. How do I verify a property with CDA online?
For a property in Islamabad, CDA's Online Property Verification, its Initial Property Verification Service, was set up with overseas Pakistanis in mind: register online, choose the property, and the property verification report arrives in your account: cda.gov.pk/onlinePropertyVerification. The report sets out what CDA's own records hold for that property.
For a society in Rawalpindi, RDA's list confirms the society's approval; a DHA Islamabad scheme, in Islamabad or Rawalpindi, is approved by DHA itself. In each, the society's own office confirms the plot and the file.
What should I ask the society's office?
The society's own office holds the record of every plot and file. Reach it through the contact details on the society's own website, and ask it to confirm in writing:
- the plot number, block and size, as its record has them;
- the name the file is in today;
- the dues paid so far, any still to pay, and the transfer fee;
- how a transfer is completed when the buyer lives abroad.
Who should read the plot's papers?
Ask the seller for clear copies of the plot's papers. Send them to the society's office to confirm, and to a lawyer you trust to read: the lawyer tells you which papers your purchase needs.
When should I pay?
Pay once every check on this page agrees: the society's approval, on its authority's list or, for a DHA Islamabad scheme, from DHA itself; the society's office confirming the file in writing; your lawyer's reading of the papers; and the plot on the map where the file says it is.

Where exactly is the plot?
For each society on Jaidad Finder, every plot is on one live satellite map, by block, street and number, and its size where it is on record. To find the plot on the file:
- open the society's map (the societies are listed below), go to the block, and tap the plot: its card shows the block, street and number, and the size where it is on record;
- or find it by its number: type the plot as the file writes it, such as GG/T/727 or “plot 727 in block T”, and open it on the map;
- then check that the number and block on the card, and the size where it shows one, match the file.
What is on the ground, and since when?
Turn on Land history, in the map's Layers, to see the same ground in 13 dated satellite photographs since 2014, with today's plot outlines held on top: you can see when the roads, the houses around the plot and anything on the plot itself appeared. A plot's card opens the same years for that plot. Newer maps adds this month's satellite photo where we have it.
The map is a guide to where each plot sits among its neighbours; the society, or a licensed surveyor, gives the exact legal measurement.

- What if the map and the file differ?
- Ask the society's office first: its record is the official one. If the map needs a correction, use “Report a problem with this plot” on the plot's card, or write to us; every report is read, and a confirmed mistake is corrected on the map.
